Development Plans

Development Plans play a crucial role in shaping the growth and infrastructure of urban and peripheral areas. Development Plans (DP) are being prepared in the state of Gujarat since more than 50 years. The current statutory mechanism of preparation of Development Plan under GTPUD ACT 1976 has evolved from The Bombay Town Planning Act 1954. GTPUD ACT 1976 empowers the development authorities to plan for the long-term future of the urban area and make necessary provisions to ensure orderly development for improved quality of life of the people. The major aspect of this process is incorporating public participation in every tier of planning process.

In this venture, GTPCL stands out as a consulting organization for Urban Local Bodies, offering expertise in carefully crafting Development Plans that align with current policies, laws, and the aspirations of the community. These plans, meticulously put together by GTPCL, cover comprehensively. GTPCL Development Plans are inclusive of comprehensive Master Plans based on the long-term vision for the area and are prepared with due consideration of important aspects like land use, transportation, infrastructure, environmental modalities and sustainability. Apart from the Master Plans, GTPCL also provides specific Area Development Plans for selected areas based on the unique characteristics and requirements of the designated area.

GTPCL experts take utmost care in ensuring that the plans are in line with the relevant acts and regulations like Gujarat Town Planning and Urban Development Act 1976 and Development Control Regulations with consideration of guidelines related to land use, Floor Space Index (FSI), setbacks, building heights, and other parameters to ensure planned and sustainable development. For areas that are governed under any Special Planning Authorities, specific requirements are taken into consideration in close consultation with the relevant Authority.
